Just looking at overall costs- As standard is it 2 months deposit plus rent for the month, ie 3 months down immediately ?

No - its 2.5 months rent as deposit - the 0.5 is for potential nonpayment of utilities. So 3.5 months up front before move in.

It's equivalent to 2 months rental, refundable Deposits ... One month's rental in advance and 50% of monthly rental as Utilities Deposit, which is refundable at the end of the term...
