Considering Malaga - is it too dominated by short term rentals?

I visited Malaga recently and really liked the city and the weather.  I stayed near the historical center which was a bit touristy….not a surprise!  I also toured 2 condos in Malaga Centro that were listed for sale. In speaking with the realtor, it seems that airbnbs are common in buildings and there are no restrictions.  I don't really want to live in a building that is dominated by short term rentals or an area with few year-round locals.  I would prefer a condo versus the maintenance hassle of a house. Are there areas in Malaga City that have more year round locals but are still close to the city center with access to Museums, beaches, etc? 


i plan to visit a few other cities as well (Valencia, Alicante, Seville) as part of my retirement planning process.  Likely this issue will be present in those cities as well.
