Long Term Rental

Good day all. My wife and I are seriously considering leaving the UK. We lived in Hong Kong for two years until November 2012 but have found it very difficult to get back into any kind lifestyle we really enjoy back in the UK.

The appeal of giving up work and taking early retirement is really beginning to be a serious option. Even though we have visit Spain and the islands on several occasions we have not been to Murcia but our research so far all looks good.

Rather than buy we were considering renting for a year and I was wondering if any of you could recommend a good agent with a good reputation and a good profile of properties. The internet is throwing up lots of choice but none that you would call comprehensive. Our idea would be to come out for a week and hopefully book several appointments with the one agent.

It's quite difficult to sort much out through the Internet because, often, the estate agent webpages are not kept up to date. It is very easy though to simply turn up at an estate agent and ask to see rental properties. Usually you can see the properties the same day though sometimes it will be the day after.

You can use the Internet to check out the sort of houses and flats available which gives you some idea as to the type of property on offer in an area or town. You can also use the Internet to contact the agents directly. Find one in an area you like the look of, tell them that you're after a furnished three bed with a terrace or whatever and tell them that you will be in the area on such and such a day, make a vague appointment, and turn up on the assigned day. You'll be in business for a day's worth of visits.

Once the agents have shown you an area you like the look of you can simply walk into other local agents and ask what they have. Agents tend to be very local in the sense that the majority of property they have on offer will be very close to their office. In one agent in Cartagena for instance we were shown five properties one morning and we walked to each one.

The usual process with agents is that you end up needing to pay three months rent. One month's worth is for the agent as commission for their work, another is a returnable deposit against damage to the property and the third is the first month's rent. So if the rent is 500€ you will need to stump up 1500. You will, eventually, get 500 of it back.

There are lots of sites for renting houses where individuals put their houses up for rent. This has the advantage that you will only need to pay two month's worth up front.It has the disadvantage of being much slower.

If you use a search clue like pisos  en alquiler name of town or casas en alquiler name of town or casas particulares en alquiler name of town or pisos particulares en alquiler name of town you will get hundreds of choices. Pisos are flats, casas are houses (they are interchangeable in meaning to Spaniards) alquiler is for rents and particulares is for individuals. If you don't mention a town all of the websites offer a search option.

Does it have to be Murcia - I have a 2 bed battenburg townhouse for rent in El galan ( near villamartin)  it's newly furnished, and we were hoping to rent it out for one year

Similar situation, only in Valencia, instead of Murcia.

Doing research now, and we'll be in Valencia for a week this October for "fact-finding".  Would it be useful to contact estate agents while there to get a feel for rentals and areas of the city? We wouldn't be actually renting until a year or two from now.

Just wondering if they're likely to spare the time to help.
