Starting a B&B in Myanmar

We are thinking about starting an upmarket B&B in Yangon, and would like to renovate a heritage building to have 10-15 spacious rooms. We are not looking to start a monolithic hotel, but something that will help fill a niche market. Does anyone have any advice, knowledge of heritage (colonial) buildings, taxation, leasing property long-term (as I believe purchasing property as a foreigner is impossible at this stage), bureaucracy etc.
