hi im looking to buy a canal lot in san pablo area and would like info from residents in the area as i already have input from realestate companies and prefer an unbiased opinion.prices vary depending on company and im not planning to retire yet but would like to get in on a property now,thanks.

Like all places the San Pablo area has some good and some not so good areas. There are some areas where the residences are fine homes and the surrounding kept very tidy. Other parts no so.
My wife and I bought some lots in San Pablo in 2003 with the intent of building a home there one day but then found Tres Cocos where our build recently commenced.
As to prices, they have dropped and if I were you I would contact many realtors and not just a few . And if you find something you like then go into negotiation mode.
