Its depend on which material u required. Such as, structural part steel price can vary. Examble if local steel price 100 rupees then good steel will be 200 rupees.

In architectural. Tiling, bahroom  set, carpentry wooden material pricr can br verry 100 to 300%.

I can advice u, go for cost + fix percentage. Then u can choose the material. Then contractor will get only percentage of the agreed profit based on building cost.
