We are looking to purchase property in Budapest can anyone advise us on the procedure do we need a local licence
and advise us on a good solicitor.

If you are an EU citizen, you do not need permission.The contract will say you can purchase because of the EU treaty rights. All you need do is find the property aand agree the price.  You need to pay for the house in cash (bank transfer) within a few days of contract signing or do it there and then. If you want to have a mortgage, it's more complicated and best avoided. Don't buy anything with outstanding loans on it. Has to be 100% owned by the seller(s) with no liens. If it has land, have it professionally surveyed to verify the boundaries at the land registry.   Takes about 2 weeks for your name to appear on the land register. In the meantime, make no changes.  The land registry entry is considered definitive and absolute.
