My name is Chhunleang, a Cambodian citizen living in Phnom Penh. As a developing country, Cambodian need a lot of sector to develop such as construction, services industry and so on! Phnom Penh capital need many people more to live in it. As example in 1998, there are only around nearly 1 million people only but around in 2013 Phnom Penh's population raised to more than 2 millions. But according to my experience,   I think that you should buy some properties like land for selling in the near future ( 1 year or more later) . Cambodia is very high around 137 in the world on diffuculty to start up business with new laws on registration with the tax department and  the interlectual registery of cambodia now im far from an exerpt not even a novis on the subject. But as for a guy thinking of starting a business or buying one in sihanoukville or the capitol. This information would make me hesitate maybe im being over reacting considering I dont have much information on the subject

Hi im thinking the same thing . I think 1st its very important to get some good information on the pro an con of doing business there. Sure there is plenty of expats involved in business there . But I read where its getting harder to do business there withnnew laws innthe tax department and something the call the interlectual register.. I got a few ideas wich involve very little start up and its on the beach business which I have lived on the beach all my life. Im no expert but wud it not be better to rent. Jay has post here he rents his farm for $25 o month. Abd sells his produce that he grows to cafe and restro. Do u ever own anything u buy there. Establishing a business in Cambodia is no different to any other country, some counties it can be done on the internet, in others one has to go physically, find where your strength is, develop a business plan, do a market research, ensure you have adequate cash flow, look for the 3 L's “location, location, location”, register with the required authority and you ready to start. Regarding registration of businesses, depend on the size of the business and investment ! if you come up with the idea to buy a patent of a bar, restaurant and guest house the taxes a quite small comparate to other countries (really affordable) then if you become the owner you don t need to get a work permit which is normally for some one you work as an employe it s around 130 $ per year, the most important thing is if your purchase a business already set up to secure the transaction you defenitly need a lawer to make the contract with the saler, the lawer will charge you only 300 $ for that !

second wich one of the most important thing is the rental price per month !!! for seasonal business be shure that the income are fine only from let s say 15 november untill 31 th march, you ll have 7 months really flat ! nearly no income !
also the deposit part it s something very important to look at it ! be aware not to come up with a high deposit like 20.000 or plus ! for 5 or 10 years contract cause in case you ll break this countract for any reason be shure that you ll lost it, you need to sale your business at least 3 years be the end of this contract be atractive to someone to get back the amount !

here i rented 1 boat, van, quite my B&B which i made from A to Z and got 4 flats in Phnom Penh i know what i m talking about ~ i have one boat for sale in Kampot which is prefect for some one who like the sea, for make tour, it s a little investment with little risks and can make a good profit !!!

i hope it ll help, Cambodia is great to set up yourself not to complicated but you ll win time and money if you listen other who already passed by many tricky situations :)

I don't know if there are any "I Love Lucy" fans here.  It was a popular TV show in the 50's and has been in reruns since.   As I recall in one episode they buy a small restaurant from a guy who wants to sell it to them cheap.   After they find how much trouble it is, and that they are loosing money, they have to sell it back to him at a loss.  And he then puts it up for sale again to the next person who thinks they want to own a cafe.

So hey, probably the best idea for a business in Cambodia is selling bars or restaurants or other businesses to expats who think they want to own a business in Cambodia.   Then after they find out it is a money looser, buy it back from them at a steep discount, and put it on the market again for the next sucker.

But seriously, Cambodia is a poor country, and setting up a successful business in any country is hard.   Why would someone who does not know the customs, laws, requirements, markets, needs, competition, etc. think they can come in and setup a successful business, when they are competing with locals and very long term expats who know all this very well.

And if you have not run a successful business in your own country, which presumably you know much better than Cambodia, why would you think you can profitably run one here?   There are a lot of dreamers on this forum I think, and there will always be people like the cafe owner in the I Love Lucy show to take your money.

My advice for anyone thinking of starting a business in Cambodia, come, live there four or five years or more, learn the language, make a lot of connections with those few successful expat business owners here, then and only then find a market niche and start your business.   But even then, you will be competing against people who work 12 hours a day for 7 days a week to be successful.   Are you sure you want to do that?

About two years ago I met an Australian lawyer who worked for an agency that advised foreigners who wanted to buy or sell businesses. He said the record for shortest ownership of a restaurant was two weeks from buying it to selling it again. He advised me to never buy a bar, a guesthouse or a restaurant in PP. I had no intention to do so anyway.

Running a restaurant is difficult in any country, and without experience, you are doomed. For example, every day you must decide what to keep and what to throw out. Those cutlets may be delicious, but they won't keep forever. Whatever you paid for them does not matter; what matters is how long before they spoil or are about to spoil. You have to trash them before you have customers who eat them and become sick. You could be sued.

Think long and hard before you bet the farm on a bar or restaurant in P.P. or anywhere; you are taking a huge risk.

The lswyer also mentioned guesthouses as a bad risk but at least during the high season they all fill up. Of the three choices, I think a guesthouse would be better than the other two.

live52, I personally agree with the lawyer as these are often 24 hour (or almost 24 hr) businesses and I have no interest after decades of working in the west, to enslave myself even more in the l.o.m.d. (land of my dreams).

Still, some non-locals have obviously made it work and they should study the successful ones that have been around for years and see what they have done right.

Somehow the blog is rather confusing, perhaps one has to dissect the reason one is coming to Cambodia, e.g. for retirement and perhaps run a small business, find a nice young lady to keep you comfortable or you are serious and want to open a business to make cash.

Restaurant, Guesthouse, Bar is a 24 hour business and closing it for holiday, well depending on the competition, you might lose some valuable clients. My suggestions, if you have no background in it, don't go into it, it's hard work and you need to know what to do.

Running an industrial kind of business needs equally background knowledge, you got to know what you are doing, there is no easy cash unless you know what to do, like knowing the market, market research, etc. 

My advice, if you come to Cambodia to stretch your pension, it's a good place, finding a nice and young lady you can but be prepared to spend some cash on her and family, if you not prepared to spend on family, find another place to go.

If you serious to invest and make a business you need to have a direction, business plan etc just a pension will not get you anywhere.

I think the "find a nice young lady" plan could easily drain your resources, so caution is advised. Also, I doubt that all these ladies in their 20's/30's/early 40's are dreaming of a guy that in some cases could be their father - age-wise. 

Just come and live and see how you like it and what develops. It always helps to have been visiting for a while before deciding to make the move. Would be nice to hear from some successful foreign business owners but I guess they are more reluctant to post online about the secret of their success.
