Buying appartment in Hurghada

First I would like to say hi to everyone

I'm looking for some advice with regards buying an apartment or studio in Hurghada. I'm big into kiteboarding and visited Egypt for the first time in 2012 and basically fell in love with the place 9 holidays and xyz amount of cash later I have decided to buy a place lol, So what i am after is info on good companies to deal with also whether to buy off plan or re sale. Any do's and dont's and just any general info from anyone who has bought or in the process of buying
my budget is a little undecided as yes because after looking on line its very confusing but i would say 20k max

There's no guarantee about anything over here, so I would avoid off-plan in general (although some reliably finish - eg, Tiba, Orascom.

I bought and ended up spending more than I intended but am happy with my decision (so far). I would think very carefully about what your priorities are. I wanted to swim as a priority, although many people advised me to buy in the city centre. I also had public transport as a priority, due to costs (didn't want to spend money on taxis all the time), but this went out in favour of somewhere that I could go out for a coffee and feel safe in my immediate vicinity and that would be easy to walk around in. This wasn't my initial priority, but I changed my mind when I viewed properties.

I looked round properties with Sun Homes and Rivermead Global.

I would visit and then negotiate on price later. I bought a resale - personally, I think this is better as someone else has done all the work of getting furniture in, snagging, fixing things and hopefully the place is up and running and you will have a better chance of seeing whether things operate as promised (eg, search the internet for forums discussing where you want to purchase before going ahead). If the property is complete but you are one of the first in, you may find that many of the promised facilities never actually transpire. Remember to check maintenance fees and how much they go up each year.

Thanks what you said makes a lot of sense. I was also a little concerned with regards off plan projects as I personally have witnessed what looked like abandoned  projects all over hurghada.
