Traveling to Nicaragua
Will be flying in to Managua on 12/31, going to Esteli on 1/3 for a 2 month stint.
Also pondering the idea of buying a small finca in the Esteli - Matagalpa area.
Any comments, warnings, criticism, advice will be welcome.

Re: Traveling to Nicaragua
Just like any other country, once they know you are a foreign investor, land prices may jump. Therefore, a good land value for farms range $500-$750 per Manzana. 1 Manzana=1.7 acres.
A good cross reference site for local prices:
InmoNica
ViaNica
Once you narrow down a region, then do some Google searches for other farms for sale in that area, for negotiating leverage.
Good Luck
