London ... where should we live ?

Hi Guys and Gals

I'm moving to London next week with a friend of mine. We will be looking for a 2-bed flat to move in to.

Anyways, We are looking on the rightmove and gumtree websites and would like some ideas about which areas would be best to live in. We've been told that the East is rough, but is it all rough ?

Anyone has any ideas which areas might be good for us ?

We'll be working in the Victoria area so we need to be able to get there in around 30 mins by tube. But then again, bus night connections need to be good for where we live as we plan on going out as well.

If it helps, we're 2 single guys aged 22 and 27.

We're not looking for flats in Kensington, Chelsea, etc coz we know they're too expensive. So far, we've been looking at Shepherds Bush, Wimbledon and Camden. Would appreciate any help

Thanks
Sergio

Hi Sergio,

have you found a job already ? (it's important to be located as close as possible from your job)

Re: London ... where should we live ?

Some parts of east London are rough. Not all of it. I grew up in London so I know it quite well.
If you're working in Victoria I suggest going south. This is because all trains out of the station head south. Places in Zone 2(Battersea, Clapham Junction, Peckham, Greenwich, Wandsworth, Brixton, Oval, Stockwell, etc) will ensure quick travel times and a cheaper travel card, but rent is obviously higher. If you want to save money and don't mind moving a bit further out of town (zone 3/4 - Croydon, etc) you'll have less rent to pay but more in travel (zone 1 - 4 monthly travel card is about £140 a month).

Re: London ... where should we live ?

It all depends on how long of a commute you want and the level of quality you want in a property.

Clapham is a good area to start with cause then you have one transfer to get to Victoria. Prices are pretty reasonable down there.

Wimbledon is a nice area, but it will be bit of a commute for you to Victoria. But at least you will get a seat on the tube cause it's the first stop on the District Line on that side of town.

Depending on your budget you may want to look Angel & Islington too.

But here's a good blog: londonrelocationservices.com/blog/rent-london-london-apartment-tips/some-neighborhood-know-how-on-where-to-live-in-london-part-iv.html that might help get you started in the right direction.

Re: London ... where should we live ?

Hi Sergio
Putney is one of the best places to live in london . Very good  transport link to central London with plenty of buses. It takes you to to Victoria in less than 20 minutes by tube(district line). The area is generally very safe.
good luck

Re: London ... where should we live ?

Hi Sergio,
you are lucky to work at Victoria. It is very central and easy to go. You're right, Camden is a very nice place, close enough by underground. And it is not the only one. As estate agent for a new agency of Century 21-Abbey Road in London, I can advice you and your friend for free, please don't hesitate to contact me by email at lesliecottenceau[at]yahoo.co.uk.
See you?!
Leslie.
