Hi is it wise to buy or rent retail premises. Anybody have any experience good or bad. I'm planning on opening a Tea shop/cafe.

Rent, rent ,rent, properties on Malta are overpriced and hard to sell.
With a tea shop you will need to find an area that does not rely on tourism as some places close down in the winter months.
