i wanted to know if anyone has got into a deall as above , where the land owner gives the land to a propert developer and in return gets a % of apartment blocks + other benefits . please let me know how this works .

where is the land located ? exact details of the land , road access , how many perches?

We do deal with couple of property developers.
They do JVs with the property owners.
Ideally the property should be 40 perch and above, should have the wide road access, within Colombo Metro (CMC), Dehiwala Mt Lavinia or Kotte Area, clear titles, easy to obtain approvals from the respective local governing council.
They do a valuation over the property, based on the valuation, they return % from Apartment Sales or share number of apartments at the market rate.
Please do PM with the land details, if it falls within an area under their radar, I can guide you through over the next steps.
Title should be clear and there should not be any issues such as mortgages, legal issues over the ownership etc...
