Long let contract terms

Hello fellows espats

I am new member (even though I've been a quiet reader for a while) and I look forward to your kind replies. I moved to Malta few days ago and, luckily, I hope, I found a long let apartament in the north area (mellieha) trough a private lessor. I've seen the apartament (superficially) and we agreed to sign the contract a few days later. Now, my question for you friends with experience here is: what are the most important terms to be careful with when signing this contract and what other suggestions/advice could you kindly give me. I mean, the apartment looks great and everything but this is my very first experience of this kind and I'm a little bit anxious about it. Everything is going to be extremely appreciated.
