I own a lovely flat in Polwarth which is in central Edinburgh, on the South side, near Bruntsfield and the Meadows and am renting it out from mid January 2012. I am looking for good, honest and reliable tenant as soon as possible. It is suitable for professionals or postgrads/mature students.



It is a beautiful spacious, bright and airy flat with 2 double bedrooms for rent in a fantastic location in Polwarth, just on the edge of very desirable Merchiston.



The flat comprises 2 large double bedrooms - both with loads of storage space (you'll see from the photos that one is currently a nursery but we'll swap this for a double bed etc prior to leaving), a large living room with gorgeous traditional fireplace and large bay window dining area, bright modern bathroom with a very large bath (and shower) and a lovely fitted kitchen with gas oven, fridge freezer and washer dryer. The large hallway has an extremely useful traditional suspended wooden drying rack which we used a lot and found to be a great space-saver. You also have use of a large South facing communal garden. The flat is on the third floor and faces South - North so is very bright. The flat comes fully furnished to a high standard.



The location of this flat is, in our opinion, unbeatable! Within 5 minutes walk there is the leisure complex Fountainpark containing a cinema and Virgin Active gym as well as bars and restaurants, there is also a post office, doctor, dentist, deli, laundrette and cafe within 5 minutes walk. In less than ten minutes walk (through Merchiston) you reach Bruntsfield with its bars, cafes, restaurants, Tescos, Starbucks, hairdressers etc. A few minutes more takes you to Morningside with more of the same, and also the Meadows! The flat is also 5 minutes walk from a vast choice of bus routes taking you all over the city. If you choose not to take the bus, you can walk to the centre in 15/20 minutes. As we say - a hard to beat location and we are gutted to be leaving it!



The flat is available from mid January 2012. We are looking for a professional(s)/professional couple/mature students. The stairwell is very quiet and all the neighbours are lovely so please don't apply if you are noisy or plan on having any big noisy parties as we'd like to keep the stairwell as friendly and quiet as possible.
